HOW TO BOOK

We prefer to receive bookings via email or phone contact, so that we can offer a customized service and provide all the useful information needed to best arrange your stay.

Following TO your request, availability will be provisionally kept on hold for max 24 hours. Within this period, we require the payment of the booking deposit by bank transfer or credit card; if not received, the reservation will be automatically cancelled.

For last-minute requests (received within two days prior to check-in), we require the immediate payment of the full balance regardless of the chosen payment method.

Payment of the booking deposit is governed by the provisions set out in the “Booking Deposit” section.

It is also possible to book directly through the “Book Now” button available on every page of our website.

We are also listed on the main online booking platforms: all reservations received through these channels, deposit and balance conditions may vary depending on the platform used.

Balance must be paid within 14 days prior to the arrival at the B&B (see “Balance Payment”).

Cancellation policies are set out in the section “Cancellations, Late Arrival, Early Departure, No-Show”.

BOOKING DEPOSIT

In order to guarantee a correct reservation management, a booking deposit (“caparra confirmatoria”) will be required according to and in respect of the purposes of Italian Civil Code, Art. 1385

By paying the deposit, guests declare that they have read, understood, and fully accepted all conditions and rules of the property, including — by way of example and not limited to — policies relating to check-in and check-out times, minors, pets, cancellation clauses, and all provisions expressly stated in these FAQs.

Credit Card Payment

In the case of booking by credit card, the full amount of the stay will be charged.

If the credit card payment fails, guests will be immediately informed and will have 24 hours to complete the payment by using an alternative method (instant bank transfer or another credit card).

In case of cancellation within the allowed terms, listed under “Cancellations, Delayed/Late Arrival, Early Departure, No-Show” (and in any case, 14 days prior to check-in), the amount paid will be fully refunded by bank transfer.

Bank Transfer Payment

In case of payment by bank transfer, the requested booking deposit corresponds to 50% of the total amount due for the stay ; proof of payment is required within 24 hours from booking.

Any delay related to bank transfer times will not constitute valid justification (we suggest the instant bank transfer as safest payment method).

If booking deposit is not transferred and received within the mentioned deadlines, the reservation is automatically cancelled.

In case of any last minute request (as to say within 2 days from the estimated date of arrival), we require the immediate payment of the full balance due for the stay, regardless of the chosen payment method.

Balance Payment

Within 14 days before the date of arrival, booking deposit and balance must be fully paid by the guest and received by the host.

Balance by Credit Card

In the case of payment by credit card, the full amount of the stay is charged at the time of booking; therefore, no additional balance is due.

Balance by Bank Transfer

In the case of payment by bank transfer, the remaining 50% of the stay must be paid no later than 14 days prior to arrival; kindly send proof of payment within the same deadline.

Any delay related to bank transfer times will not constitute valid justification (we suggest the instant bank transfer as safest payment method).

If the balance is not received within the mentioned deadline, reservations are automatically cancelled and the booking deposit will not be refunded.

Even when the host has agreed to receive the payment at the B&B, the full amount of the stay is still due, even in case of no-show or sudden incapability to arrive.

We suggest to protect the stay with Care4UHotel, an insurance policy which allows refund requests in case of cancellation, late/delayed arrival, early departure and interruptions of the stay. Be aware that any request is submitted to the policy terms and conditions. For further details, please refer to the ‘Protect your holiday’ section.

CANCELLATION, LATE ARRIVAL, EARLY DEPARTURE, NO-SHOW

Cancellations

  • More than 14 days prior to arrival: 100% refund of the amount paid.
  • From 14 to 7 days prior to arrival: issuance of a voucher equal to the amount paid, usable within 12 months and subject to availability.
  • From 7 days prior to arrival (included) until the arrival date, or in the event of no-show: no refund.

Example:
Estimated arrival date: May, 20th

  • up to and including May, 6th → 100% refund of the transferred amount
  • from May, 7 th to May, 13 th inclusive → voucher issued (12-month validity, subject to room availability)
  • from May, 12 th to the date of arrival, in case of no-show → no refund

Pursuant to Article 59, paragraph 1, letter n) of Italian Legislative Decree 206/2005, the right of withdrawal does not apply to accommodation services relating to a specific date. These conditions also apply in the event of the guest’s supervening inability to travel.

Delayed/Late Arrival and Early Departure

In the event of delayed/late arrival or early departure, no refund is be due for unused nights.

No-Show

In case of no-show, the full amount of the stay is due, in accordance with the conditions accepted at the time of booking.

PROTECT YOUR STAY

PARKING

Free. Place for one car for each room.

MOTORCYCLE PARKING

Two options: asphalted area in front of the B&B (short uphill), or level stabilized parking beside the road. Please inform us if you arrive by motorcycle so we can reserve your preferred spot.

BICYCLE STORAGE & CYCLING

Covered bike storage is available in the woodshed. The area is isolated and theft risk is very low. Locking your bike is recommended if you prefer extra security.

The B&B is ideal for cyclists seeking tranquility. Bicycles can be stored indoors. For quick cleaning after the ride, a paper roll is available at the entrance.
– Nearby restaurants are 7–8 km away on uphill roads; transport can be arranged on request (extra charge).
– At 1 km, an Home Restaurant is reachable by walk or transfer, menu agreed directly with the host.
– No kitchen use or in-room dining allowed, but guests may enjoy meals in the garden gazebo with self-prepared food.
– Laundry: ask staff for drying rack.
– E-bike batteries can be charged at €5 each.

DISABLE ACCESS

The structure doesn’t have an access suitable for disable people.

ANIMALS

Non admitted.

CHILDREN

The minimum age to stay at the Antico Mulino is 6 years old.
Access to the Ruffilla room (with frescoes) is permitted to children aged 12 and over.

BREAKFAST
  • Monday–Saturday: 8:00–10:00, Sunday: 8:30–10:00.
  • Homemade cakes, biscuits, yogurt, fresh bread, butter, jams, cereals, muesli, fruit juices, tea, milk, coffee.
  • Extra: cold cuts & cheese platter (request 24h in advance).
  • Inform us of allergies or dietary needs; we’ll provide a dedicated pastry if possible.

Each room has a Smart TV, with Netflix.

VISITORS & PRIVATE EVENTS

The presence of visiting people must be previously agreed with the managers.
Private parties or events are not allowed.

SMOKING
Absolute prohibition of smoking in the rooms and house. Prohibition of smoking near the window or in the bathroom. Is possible to smoke in the garden.
HEATING & AIR CONDITIONING

Heating: modern biomass boiler, thermostatic valves in each room.
AC: not installed; thick stone walls and shutters keep rooms comfortable. Fans in each room. Volpina room has portable AC in summer.

MOSQUITO NETS

All rooms have mosquito nets for comfortable summer nights.

TRANSFERS

Transfers to and from Riola’s Station, to restaurants, Rocchetta Mattei Castle, and nearby attractions are available upon request, subject to availability, and at additional cost to be agreed.
